If you have been in real estate investing forums or listening to popular podcasts, you have likely heard about the Multifamily Bootcamp presented by Rod Khleif. In May, I had my first experience with him and Multifamily Bootcamp. My honest review is mixed.

Review

The Bootcamp is a 3-day event in which you are flooded with real estate knowledge, motivational videos, gifts, networking, and sales pitches. In general, it is a very positive environment. There are people from all over the USA that are coming together to learn and discuss real estate – that’s powerful. The networking alone is worth the price of admission, which is around $300. For the sake of full disclosure, I only made it to the first 2 days. I got food poisoning and couldn’t make it out of the house for Day 3.

Without spoiling any surprises to future conference-goers, you may receive a few surprises in the first 2 days. Rod is generous to the people at the conference. I also recognize that he has a product to sell. At some point during the second day, you can expect the pitch to join his mentoring program which includes personal access to him and his team. Is it worth it? I’m not sure because they didn’t divulge the price. I admit that you may get great value from the mentorship by having access to Rod and his experienced team. I was not in a position in May to take immediate action, so I declined. If I was looking to buy an apartment complex within the next 6 months, I would have been more tempted to participate. There are members within the ADPI community that have personal experience with the program. While I have heard great things, I cannot fully endorse anything that I have not experienced.

Talking to other conference attendees, there was one big question that was not addressed: “If the last 2 strategies failed during market downturns, what happens at the next correction?”. Rod is very open about his life history. He will tell you how he has found great success and great failure in his investing. Each time he fails, he modifies his strategy and rebuilds. I highly respect this! I am also naturally a skeptical person. The best explanations given during the conference were that an investor can better control the value of multifamily because it is based on CAP rate and Multifamily was safe during the last recession. Adjusting your investment strategy based on life experience is very smart. However, assuming future returns are predictable because of past returns is dangerous. I am concerned about the number of people attempting to buy large deals with insufficient capital. People should capture opportunity, but at a risk level they can tolerate. Private money is great until it is gone.

Rod is a resilient investor and appears to be a very generous man. He has also found massive success. To be critical of a man with this much success would be naïve. However, I did not leave the conference with 100% conviction in his methods. My favorite part of the conference was the networking. My least favorite part was that Rod interrupts people very often. Sometimes I was interested in hearing from the other experts, but they would get cut-off before finishing their points.

Would I recommend attending? Yes. The price is reasonable and the education is directed toward new investors. Placing yourself in a positive, goal-oriented atmosphere like this one is a good practice and the experience was worthwhile.
